Insulation Grant Checker
How it works
The checker scores three signals: tenure (owner / private tenant), EPC band, and household indicators (council tax band, benefits, income). Owners and private tenants in lower council tax bands with EPC D–G qualify for GBIS; benefits households also unlock ECO4's wider scope (multiple measures, boiler replacement).
Worked example
Owner-occupier in a band C council tax property, EPC D, no benefits → likely eligible for GBIS — free cavity wall insulation worth £1,200–£2,500. The same home with someone on Universal Credit unlocks ECO4 too — multiple measures plus potential boiler replacement.
Who should use this
- •Owners and private tenants in lower council tax bands
- •Households with EPC D, E, F or G
- •People on means-tested benefits (full ECO4)
- •Pensioners on Pension Credit
Common mistakes
- ×Paying upfront — both GBIS and ECO4 are free at point of use
- ×Cavity wall insulation in flood-prone or exposed coastal homes (damp risk)
- ×Not getting written landlord consent first
- ×Going with cold-callers instead of TrustMark-registered installers
Frequently asked questions
What's the difference between ECO4 and GBIS?▾
ECO4 is means-tested but funds multiple measures including boilers. GBIS is broader (no benefits needed) but typically funds one measure.
Will it cause damp?▾
Properly installed insulation in suitable homes does not cause damp. A pre-install survey checks for moisture and ventilation issues.
Can flats apply?▾
Yes — both GBIS and ECO4 cover flats, though some measures need freeholder consent.
